The agent for complicated sales.

Which is exactly why the straightforward ones go so smoothly.

Tenanted homes, estates, separations, listings that didn't sell the first time — I take on the sales other agents avoid. Every client gets the preparation, pricing and negotiating those sales demand, whether you're selling the family home, buying your first place, moving up or downsizing.

01Complicated Sales

The sales other agents avoid are the ones I seek out.

When a sale involves tenants, an estate, a separation or a failed first listing, it needs more than a sign on the lawn. It needs a plan, patience, and someone who has done it before.

Tenanted properties

Selling with tenants in place, or needing the home vacant? I plan showings and timing around the tenancy and the notice rules in Alberta’s Residential Tenancies Act, and market to investors when selling with the lease in place is the better route.

02Downsizing

Downsizing deserves more than a quick listing.

Leaving a home you've lived in for decades is one of the biggest moves there is, and too often it's treated as just another sale. It's really two moves, a lifetime of belongings and a string of decisions at once — and it should happen on your timeline, not the market's.

  • At your pace. No deadline but yours — whether that’s this spring or a few years from now.
  • Honest numbers. What you’d really walk away with, and what the next place costs to buy and to own.
  • Help with the hard parts. Sorting a lifetime of belongings, family decisions, movers, and lining up the sale with the purchase.
  • Helping a parent? Your parent stays at the centre of every decision, and the family stays in the loop.
“Downsizing is a sensitive and important transition that requires more than just technical skill. There can be a lot of emotions and difficult decisions involved, and my heart is strongly connected to not simply facilitating the process. I’ll make sure it is done at your pace, in a manner which will not leave you with any regrets. I can promise my emotional investment in your successful move.”

03Every Sale

Straightforward sale? You get the same playbook.

Most sales aren't complicated — a family home, a first purchase, a move to something bigger or smaller. Those clients get everything the hard sales taught me.

A price that holds up

Estate sales are priced for beneficiaries who question every dollar.

So every list price I recommend comes with the comparable sales behind it — the same evidence that stops a buyer’s agent from talking your price down.

Problems found early, not on closing week

Tenancies, title and dower issues taught me to look for the snag first.

Every sale gets that check up front — title, condo documents, permits, possession dates — so nothing surprises you after you’ve signed.

Negotiation that stays calm

In a separation, I’m often working for two sellers who don’t agree.

One buyer’s agent across the table is the easy part. That experience is what holds your deal together when an inspection report or a financing condition wobbles.

You always know where things stand

Sellers whose listing expired elsewhere say the silence was the worst part.

We agree how often you’ll hear from me before we start, and you get straight answers without having to chase.

Buying? It works in reverse.

Knowing what makes a sale fall apart means I can spot it in a listing before you're committed — a tenancy that won't end in time for your move, a condo reserve fund that's running short, a price the recent sales don't support.

Real estate, from someone who actually lives here.

Living in the south end of Calgary for 15+ years — working across Calgary & Alberta

Whether you're selling a home with a complicated story, buying your first place, or investing in Calgary real estate, I bring the kind of local knowledge you only get from actually living here. Communities like Walden, Sundance, McKenzie Towne and Mahogany are home turf — and I work with clients right across the city, and with acreage and land buyers and sellers throughout Alberta.

“Problems are opportunities to exceed expectations. Seeking out the difficult transactions gives me greater satisfaction, because those clients are often forgotten or ignored. There's a right way to get the job done — and get it done well without compromising. Protecting my clients and earning their trust is why I'll never leave this business.”
