Mahogany vs Auburn Bay
Two lake communities, two kilometres apart, and the most common short list I see in southeast Calgary. They are genuinely different places, and the right answer usually comes down to how much lake you actually want.
Choose Mahogany if the lake is the point
Mahogany is built around the largest lake in Calgary, with beaches, wetlands and a beach club that is the centre of community life. If you picture summers on the water and winters on the skating surface, Mahogany delivers it on a scale Auburn Bay cannot match — and the homeowners association fee reflects that.
Choose Auburn Bay if you want the lake and the hospital
Auburn Bay is the more established of the two, and it sits directly next to the South Health Campus and Seton’s services. The lake is smaller but genuinely used, the streets have grown in, and the commute to everything from groceries to emergency care is shorter. For healthcare workers it is close to unbeatable.

What I'd actually tell you
The mistake I see most often is buying Mahogany for the lake and then choosing a home twenty minutes’ walk from it. In a community that size, the distance to the beach club genuinely changes how much you use it — and it changes resale. If the lake is why you are buying, walk the route from the specific house before you write.
Auburn Bay’s advantage is boring and underrated: it is finished. No construction traffic, no waiting for the last commercial phase, and the landscaping has caught up. Against that, inventory turns over less predictably, so the right home may take longer to appear.
On price, both communities sit above the citywide benchmark, and the spread within each is far wider than the spread between them. A townhome in Mahogany and an estate home in Mahogany are not the same market. Use the live listings below rather than any citywide average.
