You stay in charge of the legal side

I take direction from you on anything legal — consents, notices, conditions tied to a grant or an order — and I’ll say so when a question belongs with you rather than me.

Confidential by default

Nothing about your client’s circumstances goes into the marketing. Buyers learn what they need to know about the property and nothing about the family.

A written, comparable-sales evaluation

Value is the most common argument in these files. I put the evidence in writing so your client — and where relevant, the other side or the beneficiaries — can see how the number was reached.

Updates at the moments that matter

With your client’s consent, you hear from me when the listing goes live, when offers arrive, when conditions come off, and when the contract goes to the lawyer handling the transfer.

Neutral when there are two sides

In separations, both parties get the same information at the same time, in writing. I don’t carry messages about anything but the property.

Local help for out-of-town clients

For executors or owners who live elsewhere, I can be their person on the ground in Calgary: keys, access for trades, photo and video updates, and virtual walkthroughs.

Introducing a client

The simplest way is a short call or email with the client's permission to contact them, and anything you'd like me to know first — timing, sensitivities, who else is involved. I'll confirm when I've spoken with them, and keep you posted from there.
