The seller’s market is over. That is not the same as a bad market.

April sales were 6% below last year with 3,829 new listings and inventory just under three months of supply — the clearest sign yet of a shift to balanced conditions.

How I read it

April is when this year’s market showed its hand. CREB’s Ann-Marie Lurie described it plainly: sales were expected to ease as the market transitioned away from the unusually strong demand of recent years, shifting from seller’s market conditions toward balance.

Supply by type explains who felt it. Detached homes were still sitting at just over two months of supply — tight. Apartments were over four months — a buyer’s market. Same city, same month, opposite negotiating positions.

For sellers, this was the month pricing strategy started to matter again. Homes priced on 2024 comparables sat. Homes priced on current competition sold.

If you're buying

  • Spring brought the year’s biggest wave of new listings — 3,829 in one month. More choice, less pressure.
  • Detached homes in the south end remained competitive; be ready to move on the good ones.

If you're selling

  • Get your pricing from listings that actually sold in the last 60 days, not from last year’s peak.
  • Estate and relocation sales: this is a market where preparation earns its cost back. Buyers have options.
