Prices are holding. Sales are not.

August sales fell 16% year over year while the benchmark price held near $570,000. Detached homes are steady; apartment condos keep sliding. What it means if you are buying or selling in Calgary.

How I read it

The headline number looks alarming — sales down 16% from last August — but the price line barely moved. That gap is the story of this market. Fewer people are transacting, yet the homes that do sell are still fetching close to last year’s money.

Supply is the reason the two can coexist. New listings fell 10%, so even with slower sales, inventory sat around four months of supply. That is balanced, not distressed. Sellers who price properly are still getting deals done.

Underneath the citywide average, the market is splitting by property type. Detached and semi-detached homes are essentially flat year over year. Apartment condos are down 8% and row homes 5%. CREB’s chief economist, Ann-Marie Lurie, noted that sales actually grew at the top of the market, where buyers finally have choice, while cheap rents are keeping first-time buyers on the sidelines a little longer.

The backdrop hasn’t changed much: the Bank of Canada has held its policy rate at 2.25% all year, and inflation has been running at 3.0%. Nobody is waiting on a dramatic rate cut anymore, which is part of why activity has settled into a slower, steadier rhythm.

If you're buying

  • Four months of supply means you can take a night to think about it. That was not true two years ago.
  • If you want a condo, you are negotiating from strength — but check the building’s reserve fund and condo fees before you chase a discount.
  • Upper-end detached homes have the most selection they have had in years.

If you're selling

  • Your price has to reflect your property type, not the citywide average. A townhouse and a detached home are in different markets right now.
  • Presentation matters again. With more choice, buyers skip anything that needs work unless it is priced for it.
  • If you own a condo you have been meaning to sell, waiting has cost money for eight straight months.
