Rents have been softening across Canada, and a lot of landlords are asking me whether to sell now or wait for the tenants to move out. So, should you wait until your rental is empty before you sell? Sometimes, but not by default.
A vacant home usually does reach more buyers, and often sells for more per square foot. But you pay for that: lost rent, the notice period, carrying costs while it sits empty, maybe an incentive for the tenant.
If your rent is strong and your tenant is solid, selling to an investor with the lease in place can net you more. And that's arithmetic, not opinion.
Run both numbers before you give anyone notice. My tenanted versus vacant calculator does exactly that. Link below.
